Seaflows Apartments

Booking terms

These are the terms you book on when you book one of the three apartments directly on this site. You accept them at the moment you press the payment button. Only what is settled is written here; where something is not settled yet we say so, instead of putting a number in its place.

Last updated: 22 September 2026

1.Who you are booking with

You are booking a stay at Seaflows Apartments, 8 Eleftheriou Venizelou, Paralia Katerinis 601 00, Pieria, Greece. The three apartments belong to the owner of the property and she runs them herself.

The apartments are also listed on Booking.com. A booking made here is direct with us and goes through no platform.

2.The apartments

All three are in the same building: 42 m² each, one bedroom, sleeping up to four. A booking is for the apartment you chose, not for "one of the three".

  • Apartment One
  • Apartment Two
  • Apartment Three

3.What exactly you are booking

You book whole nights. The stay starts on the night you arrive and ends on the morning you leave: the departure day is not charged, and it can be somebody else's arrival day.

The number of guests you give at booking is the number of people who stay. The limit is four per apartment.

All times are Greek time. If you are arriving outside the arrival window, tell us beforehand.

  • Arrival: 14:00–21:00
  • Departure: by 11:00
  • Up to four guests in each apartment

4.The price

We work the price out ourselves, for the apartment, the dates and the number of guests you chose. There is no rate card on this page: the price that applies is the one you see broken down before you pay.

The breakdown shows the accommodation per night, the direct booking discount, the cleaning charge and the total. The total is what your card is charged — all of it, in one payment. There is no deposit and no balance on arrival.

The price is worked out again at the moment the payment starts, from the same details. You are charged what the payment page shows you before you confirm.

The property is not open all year, and some dates carry a minimum stay. If your dates cannot be booked online, the page tells you as you pick them; write to us and we will look at them.

5.The climate resilience levy

This is a state levy charged per night on short-term rental accommodation. It is not our charge.

The amount changes with the time of year. You see it in the price breakdown before you pay and on the payment page, it is not part of what your card is charged, and it is never collected online.

You pay it at the property on arrival, on a separate receipt.

6.Payment

You pay by card, on Stripe's own page. We send you there when you press the payment button, in the language you are reading the site in. Your card details are entered there and never pass through our pages.

For now we take cards only.

If card payment is not switched on, the booking page says so and no booking can be completed on the site. In that case we arrange the booking together, by email.

7.When the booking is made

The booking is made as soon as the payment goes through. We do not approve bookings one by one and you are not waiting on an answer from us: the completed payment is the booking.

Right after it you see the confirmation page with your booking reference, which starts with SF-. We also send you a confirmation email with the same details; if it cannot be sent, the page says so and the reference on screen is your proof of the booking. Keep it.

If the payment does not go through, there is no booking and you are not charged.

Replying to the confirmation email writes straight to the owner. That is the way in for anything to do with your booking.

8.Availability

The same apartments are sold in parallel on Booking.com. This site's calendar does not yet read those bookings automatically — the apartment page says so: availability is confirmed by the owner.

So a booking can, rarely, land on nights that have already been taken elsewhere. If that happens, the owner contacts you as soon as she can and the full amount you paid is refunded to the same card, through Stripe.

9.Cancelling and changing a booking

This site publishes no free-cancellation deadline. No number of days and no percentage: the owner has not set one, and until she does we do not promise one.

Every cancellation is arranged directly with the owner, by email. Write to her at hello@seaflows.gr — or reply to your confirmation email, which reaches the same place — quoting your booking reference. The earlier we know, the more room there is.

Every cancellation is considered by the owner herself, one by one. If she decides on a refund, it is made through Stripe and goes back to the card you paid with.

The site has no automatic cancellation and no automatic refund. There is no button that does it; it all goes through the owner.

The same goes for changing dates or the number of guests: a booking cannot be changed on the site, you arrange it with her.

10.The 14-day right of withdrawal

When you buy at a distance you normally have fourteen days to withdraw without giving a reason. For accommodation booked for specific dates, the law expressly excludes that right: article 16 of Directive 2011/83/EU, as transposed into Greek law 2251/1994 on consumer protection, as amended.

So there is no fourteen-day right of withdrawal for a booking made on this site. It does not stop you asking to cancel — it means the owner considers the request, as the section above says, rather than the law granting it to you.

11.Not arriving, and leaving early

If you do not arrive at all, or you leave earlier than booked, there is no rule published here about what happens to the amount you paid: none has been set.

Contact the owner with your booking reference. The decision is hers, as it is for any cancellation.

If you are simply running late, tell us beforehand and we will sort it out.

12.House rules

Only what is certain is published here.

Quiet hours, pets, smoking, an extra bed or a cot: no rule for any of these is published on this site. Ask before you book and agree it with the owner — her answer is the one that applies.

  • Up to four guests in each apartment — the number you gave at booking
  • Arrival 14:00–21:00, departure by 11:00, Greek time

13.Complaints, disputes and the law that applies

Write to us first. Most things are settled with one email and a booking reference.

Greek law applies to the contract. It does not take away the rights consumer law gives you in the country where you live.

If we cannot settle it between us, you can go to the Greek Consumer Ombudsman (Συνήγορος του Καταναλωτή), the independent authority for out-of-court consumer disputes in Greece, at synigoroskatanaloti.gr.

The European online dispute resolution (ODR) platform stopped operating on 20 July 2025, which is why we do not point you to it.

14.Which version applies

The version of these terms that applies to your booking is the one published at the moment you paid.

When something changes — and the first thing to change will be cancellation, as soon as the owner sets a deadline — the date at the top of this page changes with it.
